Y商业银行房地产信贷风险管理研究

【摘要】:中国在商业银行房地产信贷领域的发展起步晚,研究年限较短,从国内相关文献资料来看,大多数文献资料都是从规范性操作的层面展开我国商业银行房地产信贷风险识别、度量、控制管理等问题的探讨。虽然近几年中国市场房地产业呈颓势,但仍不能否认其在中国国民经济总值中所占的重要地位,对于当下中国的房地产业来说,银行信贷是其不能放任不管的融资渠道。而对于商业银行来说,受经济的萧条、房地产业的不景气、市场征信制度不健全的因素的影响,商业银行房地产贷款项目所占金额在银行对外所贷全部金额的比例越来越大并大有一直上升的态势,说明了房地产信贷项目的风险愈来愈大,不管是对发放贷款的商业银行还是对中国整个经济市场和经济来说,这都不是一种好现象。本文立足于当下中国经济市场形势和房地产业发展态势,在对国内外相关领域最新和经典研究成果进行研读分析、总结归纳之后,对中国房地产信贷问题进行了一个全方面的分析,把握了我国商业银行房地产信贷的发展现状,通过分析知晓了中国房地产信贷风险管理中存在的问题及症结所在。为了让研究更具有针对性,所得数据更直观、更具有代表性,本文从Y商业银行为例,重点分析该商业银行在我国房地产信贷情况,通过文献法和实证法,即理论与实践相结合的研究方法从企业管理本身、政府政策、当下房地产市场大背景三个方面展开对Y商业银行风险管理情况的探析,发现当前Y商业银行信贷管理部分受客观与主观两方面影响。主观部分影响表现为Y商业银行风险管理体系设置仍不健全、风险管理人员综合素质和风险意识较低;客观部分影响主要表现在房地产业的整体发展形势以及政府对房地产业进行调控出台的一系列政策对Y商业银行信贷风险管理的制约。通过研究发现这些影响因子对Y商业银行信贷风险管理产生的作用及影响后,从政府调控、房地产企业、Y商业银行自身管理体系完善三个角度对提升Y商业银行信贷风险管理提出可建设性对策方案,以期能对Y商业银行信贷风险管理的实践操作提出指导。
[Abstract]:In China, the development of commercial bank real estate credit started late, and the research period is short. From the domestic literature, most of the documents are from the level of normative operation to develop the commercial bank real estate credit risk identification. Although the real estate industry in China has been declining in recent years, it still cannot deny its important position in the gross national economy of China. For the real estate industry in China at present, Bank credit is a financing channel that cannot be allowed to go unchecked. For commercial banks, it is affected by the economic depression, the depression of the real estate industry, and the unsound credit system in the market. Commercial banks' real estate loan projects account for a larger and larger proportion of the total amount of loans lent by banks to the outside world, which shows that the risks of real estate credit projects are becoming greater and greater. This is not a good phenomenon either for the commercial banks that make loans or for the Chinese economy as a whole. This article is based on the current situation of the Chinese economic market and the development of the real estate industry. After studying and analyzing the latest and classical research results in the related fields at home and abroad, the paper makes a comprehensive analysis of the real estate credit problem in China, and grasps the present situation of the development of real estate credit in commercial banks in China. In order to make the research more targeted, the data obtained are more intuitive and representative, this paper takes Y commercial bank as an example. This paper focuses on the analysis of the real estate credit situation of the commercial bank in China, through the literature and empirical methods, that is, the research method of combining theory with practice, from the enterprise management itself, government policy, At present, the background of the real estate market is to explore the risk management of Y commercial banks in three aspects. It is found that at present the credit management part of Y commercial bank is influenced by both objective and subjective aspects. The subjective effect is that the risk management system of Y commercial bank is still not perfect, and the risk managers' comprehensive quality and risk consciousness are low. Objective part of the impact is mainly reflected in the overall development of the real estate industry and a series of policies issued by the government to regulate the real estate industry, which restrict the credit risk management of Y commercial banks. After the impact on the credit risk management of Y commercial bank, From the angle of government regulation and control and the perfection of commercial bank's own management system, this paper puts forward some constructive countermeasures to improve the credit risk management of Y commercial bank. With a view to Y commercial bank credit risk management practice guidance.
